Check when your Current Mortgage Deal Ends
Make sure to review the terms of your mortgage before proceeding with anything else to determine if there are any penalty fees for relocating. If you’re currently on the standard variable rate offered by your lender, which is the rate your mortgage goes back to after a fixed-rate or tracker period, you shouldn’t have to worry about any penalty fees.
If you’re currently still using the introductory rate on your mortgage, check to see if it’s ‘portable’. If it is, you could potentially relocate without any issues, as long as your lender approves of the new property and the price. If you pass the affordability tests, your mortgage will seamlessly move with you at no additional charge.
If your mortgage isn’t portable and your still on the starting rate, then you will most likely be charged with the early repayment bill.

You’re transitioning into a more long-term living situation that doesn’t involve owning a home, like renting, relocating overseas, or moving in with relatives.
